For years we have worked with a small group of investors to help fund our projects, but with our desire to scale our business and increased interest in investment from friends, family, and industry associates, we created a new syndicate that will allow both seasoned and new investors to share in our success.

We have included some detailed information about the Syndicate below. If you are interested or may be interested at some point in the future, we’d invite you to register with our Investor Portal. This gives you access to our deals as we release them, and should you decide to invest, the portal will manage legal documentation, communication, and finances.

Roger is a construction veteran with more than 30 years of construction management experience. In that time, he has managed over $250 million worth of projects. Roger graduated from Davidson College with a Bachelor of Arts in Classics with an Architecture Concentration. He also enjoys designing and crafting fine custom furniture.

Geoff Eloge - Partner

Geoff is well versed in luxury residential homes. In the last 25 years, he has served clients as a Real Estate Broker, Construction and Design Consultant, Custom Home Project Manager and Home Designer. Geoff is a native of Charlotte and a graduate of Davidson College where he earned a Bachelor of Arts in Fine Art. He uses a critical eye and creative spirit to help design and build artfully crafted luxury homes.

The Process

How Does it Work?

Complete the form at the bottom of this web-page, and be on the lookout for communications from InvestNext to create your login credentials and begin receiving opportunities.

invest in a deal
Review proformas, Master Agreement, Private Placement Memorandum, as they are released. When you see a deal that excites you, subscribe through the portal quickly… as reservations are first-come first-served. Once subscriptions have reached the required funding level, Series LLC and Title Holding Entity documents will be created. Once documents are completed and executed (docusigned through InvestNext), you’ll be able to fund the investment directly through the portal.
purchase property - 1 month (typically)
Your funds will used to purchase the property and you’ll receive a receipt for your investment.
pre development activities - 3 months
Home plans will be adjusted to fit the lot shape and topography, plan engineering will occur, interior design and selections will be completed, and City/County permits will be applied for and issued. Construction budget and contract will be completed and executed.
construction - 10-12 months
Mills Eloge Homes will manage the construction to completion.
market and sale of finished home - 1-3 months
Marketing materials will be released in phases during construction and the home will listed for sale roughly 2-3 months in advance of completion. Ideally the closing occurs shortly after the certificate of occupancy is issued. However, it is not uncommon for a home to need additional time to sell. Acceptable offers will be considered at any time in the process.
return of capital and proceeds to investors

Following the closing of the finished home, our partner will complete an official
accounting of the deal, distributions will be made, tax documents will be created, and the Series and Property LLCs will be dissolved.

Eligible Investors

What are the rules?

Mills Eloge Investments offers these investment opportunities using the 506(b) exemption. To comply, all investors must meet one of the following criteria:

accredited

> $1 million net worth, or
> $200,000 annual income if single, or
> $300,000 annual income for co-habitating couples
Entity with >$5M in Assets or all accredited members

OR

sophisticated

  • Investors who either alone or with their purchaser representative(s) have such knowledge and experience in financial and business matters that they are capable of evaluating the merits and risks of the prospective investment.
  • Up to 35 non-accredited, but Sophisticated investors can invest in this Rule 506(b) Offering.
